2009 was a Turning Point Year! The public consensus is changing from negative to positive as we pull out of the recession. We ended up Selling 55 Homes in Northwest Tucson and once again finished the year as the number 1 agent in Oro Valley and I want to thank all our loyal clients for their trust and faith in us.
The Tucson MLS has released their Year End Report for 2009
Key year end statistics indicate that 2009 was a "Turning Point". We believe we reached the bottom in mid year and we are now headed back up. Total Tucson Homes Sold were up by over 1,000 units although Prices were down from 2008 as the flood of foreclosures and short sales forced averages lower. According to the 2008 Year End MLS Report the Average Sales Price in Tucson was $201,155 in 2009. The prices here in Oro Valley were higher than that citywide average of course.
Homes in Tucson Sold for 95.10% of asking price in 2009 and days on market improved from 123 days in 2008 to 113 days in 2009.
Although the Housing Market in Oro Valley was down in 2009 we fared better than most of Tucson. Very little new construction occurred in 2009 helping to limit the influx of new listings and thus helping existing homes to hold more of their value. Oro Valley is a very desirable location in Tucson and home values held up better here than most of town.
Oro Valley is still in high demand and we expect 2010 to bring increasing home values and increased buyer interest as the economy continues to improve. 2010 will be an improvement over 2009 we are quite sure.
