2008 was a Rough Year! We were busy and had a very good year but it was difficult putting transactions together. We ended up Selling 57 Homes in Northwest Tucson and I want to thank all our loyal clients for their trust and faith in us.
The Tucson MLS has released their Year End Report for 2008
Key year end statistics indicate that 2008 was a "Bottoming Year". Total Tucson Homes Sold and Prices were both down from 2007. According to the 2008 Year End MLS Report the Average Sales Price Decreased from $272,273 in 2007 to $242,066 in 2008.
A common Buyer Misconception that Sellers are desperate to sell and will take anything is refuted in the fact that Homes in Tucson Sold for 95.21% of asking price in 2008.
Although the Housing Market in Oro Valley was down in 2008 we fared better than most of Tucson. Oro Valley is a very desirable location and home values here held up better than some other area's in town.
Housing Values are all about location and with it's Desirable Location, Oro Valley is still in high demand. We expect 2009 to be a better year for Oro Valley Home Values and look forward to a year of increasing home values and increased sales.
